Southgate & Co Solicitors was formed by Savvas Panayiodou in 2001.
Our open and professional approach enables us to deliver legal solutions appropriate to the needs of both private individuals and businesses.
Through our hard work and diligence Southgate & Co is now a member of the Law Society Conveyancing Quality Scheme (CQS).
Savvas Panayiodou
Savvas Panayiodou is the Sole Principal of Southgate and Co and as such he will personally be delivering the legal services you require from us and have day to day conduct of your matter; he will make himself available to discuss your matter by telephone or prior arranged conference at our offices.
Savvas Panayiodou obtained a Law Degree from City of London University then completed the Law Society professional exams at the College of Law (Lancaster Gate) now the University of Law. He was admitted as a solicitor in 1991 and has practised in the areas of law offered by Southgate and Co for more than 30 years acquiring a detailed knowledge of these areas and others.
He completed his training in a North London firm, soon after moving to manage the offices of a firm in East London where he stayed for several years managing that office of ten staff after which he moved to a niche Practise in East Finchley finally setting up his own practise Southgate and Co in 1991.
Savvas Panayiodou has over 30 years’ experience as a solicitor delivering high-quality professional services to his clients many of which have been with him since he first qualified in 1991.
His clients included individuals through to large corporate companies.
Savvas Panayiodou has completed several professional development courses.
Savvas Panayiodou is fluent in Greek.

Landlord and Tenant

Lease
Long Leases set out the contractual relationship between the Landlord and Tenant. The terms and conditions are extensive and will include obligations on the tenant to undertake repairs and decoration of their flat plus contribute towards the landlords costs of insuring and repairing the building. In addition to the lease there is extensive legislation dealing with the relationship between the parties to the lease. We are able to advise on all aspects of leases including ground rent, service charges, repairs, management, breach of lease terms, variation of leases, extension of the lease term, acquisition of the freehold, applying to the First-tier Property Tribunal and taking Court proceedings.
Litigation
The settlement of disputes before court proceedings are instigated can on occasions be the most cost effective and commercial option. Mediation can be an effective means of resolving a dispute quickly and economically, allowing for a satisfactory conclusion without the delay and cost of Court proceedings. Not all cases can be resolved without issuing Court proceedings and in such cases we shall pursue your matter forcefully to achieve a satisfactory and successful conclusion for you. We undertake all aspect of litigation particularly, contractual disputes, debt recovery, professional negligence, building and construction, insolvency and bankruptcy
Wills/Probate
Planning for what will happen after your death is never easy but it is best to have your affairs in order. There are rare occasions where a person disputes the validity of a will; receiving professional advice will minimise the risk of your Will being disputed. Taking advice may assist in minimising any Inheritance Tax your estate may have to pay. We provide advice and assistance with Will drafting, administration of estates, Inheritance Tax and contested Wills.
Employment
Taking legal advice on the contract of employment and grievance procedure can be a long step towards avoiding a dispute arising in the future, as will advise before terminating a person’s contract of employment. Enfranchisement (Lease extension/purchase freehold) 1st Tier Property Tribunal
Tenants are entitled to extend the length of their lease or with other tenants purchase the freehold of the building their flat forms part. Failure to follow the procedures and time table of the process can result in the landlord having to grant a lease extension or sell the freehold at a price substantially below what he could achieve or the tenant having to start the whole process again but still have to pay the Landlord’s costs. We are able to deal with all matters arising from lease extension or enfranchisement (purchase of the freehold) from serving initial notices up to and including representation at the First-tier Property Tribunal or County Court.
